Restyle my chart in the "NOI Bridge" style described below. Keep my data, chart type, title meaning and units; change only the presentation. Use the charting library this project already uses (plain SVG if there is none). If the library can't express a detail, draw it in a custom layer instead of dropping it. Measurements assume a 960 x 600 chart; scale them proportionally.

Mood: an asset management review on warm sand paper. Quiet, editorial and financial: a waterfall that walks from gross to net with a ledger of figures beneath.

Layout:
- 56px margins. Eyebrow, headline, subtitle at the top. Plot from x 104 to 904, top about 160, baseline about 400.
- Under the baseline, a three-row ledger per step: name (two lines), then after a thin #DDD4C6 rule the value, then its share of the starting total ("29.2% of GPR", the first reading "Baseline, 100%").
- Source line at the bottom left.

Axes and grid:
- 1px #DDD4C6 gridlines at round values labeled "$1m" style at the left. A 1.5px stone baseline. No vertical grid.

Marks:
- Bar chart: a waterfall. Start and end totals are solid stone columns from the baseline; each deduction is a floating clay bar from the running level down by its amount; 80px wide, square corners. Thin dotted stone connectors (1.2px, 1.5 on 3.5 off, round caps) run from each bar's resulting level to the next bar. Put the margin callout in italic serif above the final total.
- Line chart: a stepped running-balance line, 2.5px stone, dropping at each step, with clay vertical risers for decreases, stone dots at each level, and the same ledger under the axis.

Avoid: value labels on the bars themselves (the ledger carries them), gradients, shadows, rounded corners, and green/red coding.

When you're done, render the chart and check that the steps sum exactly to the final total, the shares are computed against the starting total, and the connectors meet the bar edges precisely.
